Shell: Structural timber frame, beams, floor, and roof structure with rafters. Does not include roofing, windows, or insulation.
Grey Stage: Construction fully enclosed and protected on the exterior. Includes the final roof (metal sheeting), exterior windows/doors, and exterior thermal insulation with decorative plaster. The interior remains unfinished.
Turnkey: Fully completed construction, ready for furnishing. Includes interior insulation, surface finishes (hardwood flooring, tile, washable wall tiles), and all functional systems (electrical, plumbing, heating).
